Raymond James is providing $12.4 million of equity to build this five-story mid-rise. The complex will incorporate a ground level parking garage with leasing offices, and four levels of residential units and common space. The residential floors will include nine one-bedroom units and 44 two-bedroom units. The property will be green-certified and contain many on-site amenities, including management offices, a community room, fitness center, game room and common laundry facilities. The property will be managed by Royal American Management. Supportive services will include literary training, an employment assistance program and a support coordinator.

The 88-unit development offers long-term leases to veterans, with an emphasis on veterans with service-connected disabilities. The 10-acre site includes gated entry to 15 garden-style buildings, four two-story homes and a community building with a handicap-accessible swimming pool. Boley Centers and ServiceSource provide a full-time staff member along with supportive services such as job placement, education opportunities, temporary financial assistance, family support and transportation.

The 32-acre gated community includes 97 affordable one- and two-bedroom rental apartments. The two-bedroom units will be leased on a per-bedroom basis, offering choice to those residents who would prefer to live with a roommate. There will be 122 tenants living in The Arc Jacksonville Village alongside a community director, resident service coordinator and seven supportive service coaches. The residences will be restricted to households earning between 33% and 60% of the area median income. Of the units, 25% are completely ADA accessible, including amenities such as roll-in showers.
